Stained, sagging or wet ceilings and walls dried, opened where needed and repaired, with the source found first.
A brown stain on a ceiling is a message from somewhere else. The water may be from a roof leak, a bathroom above, an air conditioning drain or a pipe in the wall. A sagging ceiling holds water in the drywall and insulation, and it can fall without warning.
We find the source, relieve trapped water safely, remove wet drywall and insulation that cannot dry and dry the cavity. If the damage is limited, we can often repair the ceiling and paint. For larger areas, we coordinate with the repair work so the whole job finishes cleanly.
A bulging ceiling can hold a surprising amount of water. Please keep away from it. We drain it in a controlled way, which is safer than letting it fall.
Insulation holds water against drywall and framing. Wet insulation is usually removed so the cavity can dry. Leaving it behind invites mold.
Stains show through ordinary paint. After the area is dry, we recommend stain-blocking primer so the repair does not show.
The visible stain may be a few feet from the true source. Checking bathrooms above, the roof and nearby plumbing saves a second repair.
